Home Valuation Services...

AOM will be happy to provide you an unbiased opinion of value (Broker’s Market Analysis or “BMA”) of your home. This service will be provided at no cost or obligation. Our BMA’s will provide:

An unbiased opinion of value for your property – taking into account both recent sales and current competitive listings;
A list of suggested improvements to your home that typically result in faster sales at higher sales prices;
A suggested list price; and
An estimate of the marketing time that it will take to sell your home, based on following the AOM recommendations provided.

We develop our BMA’s with a goal of being accurate and sharing with you what you will need to know, versus what you may “want to hear.” In other words, we will not embellish the information “just to get the listing.” The results of our BMA will be personally delivered and explained to ensure understanding and confirm we have met your needs and expectations. You can count on a BMA from AOM!

For-Sale-by-Owner (FSBO) Program...

If you have the time, ability and preference to attempt the marketing of your home yourself, AOM has a program for you! We can offer you professional assistance to enhance the probability of your success! Our program includes the following benefits to help effect a quick sale for the highest amount possible:

Comprehensive & unbiased Broker’s Market Analysis -- providing you an accurate Suggested List Price & Probable Sales Price for your home;
Suggested improvements (where appropriate) to enhance your property’s marketability;
Information on vendors if repairs/improvements are necessary;
Negotiation assistance when an offer is received;
Assistance in the preparation of a Contract of Sale & all support documentation during & after you have arrived at agreeable sale terms; and
Assistance with closing coordination.

All of the above services are provided for a flat service fee -- perhaps as low as $1,000.00, but will vary depending on your service needs. If you later elect to use either our Traditional, Full-Service or our Preferred Seller Program, the full fee will be credited to you at closing.

Our “Preferred Seller” program is a special, cost-saving, full-service program available to special customers of AOM. If you purchase your new home with the assistance of AOM, you are eligible for the following significant cost-saving benefits in the sale of your current home:

Full Multiple Listing Service (MLS) exposure;
Comprehensive and unbiased Broker’s Market Analysis -- providing you an accurate Suggested List Price and Probable Sales Price for your home;
Custom, color graphics featuring and promoting the unique and desirable attributes of your home;
Suggested improvements (where appropriate) to enhance your property’s marketability;
Information on vendors if repairs/improvements are necessary;
Aggressive marketing campaign will be implemented to include property being promoted through ads, other brokerage firms and corporations transferring employees into the area;
Participation in Realtor^® tours;
Negotiation assistance when an offer is received;
Completion of a Contract of Sale and all support documentation during and after you have arrived at agreeable sale terms;
Assistance with closing coordination;

Four percent (4%) total commission payable at closing for a satisfactory AMERICA... on the move! sale -- or better yet...
