AOM maintains full responsibility for either directly providing the following services, or assuring their completion in cooperation with one of our service partners. Our services and programs can be utilized individually or we can customize a “package program” for potentially even greater cost savings!

Relocation Package… 

Our relocation packages are custom tailed to fit your needs and/or those of your transferring employees. Our relocation packages typically contain information on:

Area Orientation Tour… 

Our Area Orientation Tour is designed to complement the initial phone counseling session by providing a full-day (or as your policy allows) touring the general area, then examining areas of specific interest.  It can be provided to increase the probability of the employee accepting the relocation or simply to enhance the employees overall outlook regarding their relocation.  The AOM counselor will make all the arrangements to ensure the employee (and the family) receive a positive understanding of the area’s history, benefits, schools, commute patterns, communities, etc.

 

Homefinding Assistance... 

Most employees are reluctant to begin making preparations to depart the old location without having the peace of mind of knowing they have another “home” waiting at their destination.  Therefore, we have designed our Homefinding Assistance Program to assist the employee in finding the right home, at the right price, in a community which fits the family’s lifestyle.  We begin by:

  • Completing a needs analysis of the family -- focusing on the appropriate housing, communities and their financial capabilities;
  • Identifying the housing requirements and their socio-economic concerns; and
  • A complete coordination of their homefinding tour -- at the employee’s option.

Our AOM counselor will share the employee’s housing needs with a hand-selected representative from our real estate network and schedule the homefinding trip with an itinerary designed to maximize effectiveness and minimize travel expenses.  The selected broker will provide an area orientation tour, carefully matching the lifestyle requirements of the employee and their family, and show them homes that will meet their specific needs and preferences.

This program eases the frustration inherent in the homesearch process and saves your company money by reducing costs associated with: lost productivity time, reimbursement costs associated with temporary living, duplicate housing, extended automobile rentals and house-hunting trips. You will also find that a prudent purchase can minimize a future loss-on-sale when the employee is transferred again!

 

Marketing Assistance... 

Our Marketing Assistance Program assists employees who are either ineligible for our Home Purchase Assistance Program, or are simply required by your policy to attempt an “employee generated sale” to prevent an “inventory” transaction.  Our Marketing Assistance Program will save your company significant relocation dollars!

Education is the important first step. We begin by educating and “guiding” your transferee through the complex yet integral steps necessary to obtain an “employee generated sale.” Another essential element of this process is to develop a partnership with your transferring employee and offer assistance when and where it matters most -- with the initial broker selection, property preparation, the development of a marketing strategy and the negotiation of all offers.

Our program entails:

  • Providing a thorough explanation of your policy and the marketing program ensuring the employee’s complete understanding of significant program benefits;
  • Providing one or two Broker’s Market Analyses (BMA’s) and any appraisals as specified in your relocation policy;
  • Advising the employee of appropriate repairs and improvements – those that will derive the maximum return on their investment;
  • Providing an objective Opinion-of-Value;
  • Assisting in the development of an appropriate marketing strategy;
  • Coordinating and managing the employee’s broker in accordance with the parameters as specified in your relocation policy; and
  • Updating you and your employee monthly (at a minimum) on the marketing results and status.

 Experience has shown that when employees take an active role in the selling process of their home, their “comfort level” with the entire relocation process is enhanced -- while your company saves 40-60% of your relocation costs compared to traditionally managed home purchase programs! Our Marketing Assistance Program may be utilized as a stand-alone service, or in conjunction with our Home Purchase Program.

 

Buyer Value Option...

This service can be provided with or without the benefit of our Marketing Assistance Program.  Either way, AOM will effectively coordinate the closing of a sale once the employee obtains an acceptable third-party contract. In accordance with the “11-Step Process” established by the Employee Relocation Council and the IRS, we conveniently and efficiently manage the closing process with: title companies; attorneys; or other closing media. We will also calculate and coordinate the funding of the employee’s equity -- including any reimbursable closing costs.

This service provides a notable convenience to the employee by streamlining the closing and expense reimbursement process, while saving your company both “hard” and “soft” dollars by eliminating the need for (the employee to) travel back to the old location to attend the closing.  Furthermore, the program offers an alternative to direct reimbursement and when developed and implemented appropriately, can save your company significant dollars on tax gross-ups.

The following services will be provided:

  • Initiate contact with the employee and their agent;
  • Ensure the sales documents conform to accepted guidelines;
  • Manage the sale closing process;
  • Coordinate the funding of the employee’s equity including closing cost reimbursement; and
  • Invoice your company after sale closing.

 This program is an excellent way to provide both a convenience to the employee, while saving your company a significant amount of money on your employee’s move!

 

Marketing Inventory Properties… 

For third-party relocation companies or corporations with in-house relocation programs, AOM can efficiently and cost effectively manage the properties acquired from your transferred employees. We recognize “time is money” and therefore, understand the importance of selling and closing on the property as quickly as possible.  A sampling of what we will accomplish to accomplish this goal in a timely manner is:

  • Update any previously accomplished BMA
  • Inspect property and identify any necessary repairs
  • Obtain bids for and coordinate any necessary repairs
  • Place the property into MLS with appealing photo’s
  • Aggressively market the property via the web, agents, corporations, etc.
  • Inform cooperating agents of required documentation and title office
  • Provide periodic updates on the status of the property, the market, all activity on the property, agent comments, etc.
  • Personally inspection the property with great frequently to ensure it stays in the most marketable condition possible

Once the property is under contract, we will continue our aggressive approach toward attending to every detail of the tasks associated with accomplishing a timely successful closing on the property.

Our programs will ensure your transferee or corporate-owned home is professionally and effectively marketed for its’ maximize value, and a sale achieved in the shortest timeframe possible.
