We offer the following three programs for REO administration:

  1. Local REO property listing/management;
  2. 24-Hour Property Placement Service; and
  3. Full REO Management Program.

 Below, you will be provided a detailed explanation of our three programs we can offer your organization.  

Local (Dallas/Fort Worth Metroplex) Real Estate Services  

Have a Texas property in the Dallas/Fort Worth area?  We can personally handle it!  We will:

  • View the property within 24 hours and provide the following information -
    • re-key the property;
    • an initial report as to the occupancy status of the property;
    • an impression of the property’s condition (exterior at a minimum);
    • a value range for the neighborhood; and where possible or applicable
    • a verbal Broker’s Market Analysis;
  • If occupied -
    • drive by periodically, perhaps once per week, until it is noticeably vacated; or
  • If vacant (or once vacated) -
    • re-key the property;
    • have utility services established;
    • setup appropriate maintenance (lawn, pool, etc.);
    • complete a Broker’s Market Analysis on forms per your company’s requirement; and
    • have all debris removed and the property cleaned.

 The result?  We will e-mail or facsimile to you:

  • an initial report as to the occupancy status of the property;
  • an impression of the property’s condition (exterior at a minimum);
  • a value range for the neighborhood (where possible); and most importantly
  • confirmation that all initial marketing efforts have been initiated.

 We will also coordinate a “Cash for Keys” program (where supported by your company) if the property is found to be occupied.

 

Property Placement Service 

AOM provides Property Placement Services nationally.  When doing so, we recognize the importance of timeliness.  Consequently, we commit to initiate the following tasks within 24 hours!:

  • Identify an experienced, qualified and enthusiastic broker;
  • Direct the broker to view the property within 24 hours and provide the following information -
    • an initial report as to the occupancy status of the property;
    • an impression of the property’s condition (exterior at a minimum);
    • a value range for the neighborhood; and where possible or applicable
    • a verbal Broker’s Market Analysis;
  • If occupied -
    • drive by periodically, perhaps once per week, until it is noticeably vacated; or
  • If vacant (or once vacated) -
    • re-key the property;
    • have utility services established;
    • setup appropriate maintenance (lawn, pool, etc.);
    • complete a Broker’s Market Analysis on forms per your company’s requirement; and
    • have all debris removed and the property cleaned.

 The result?  We will e-mail or facsimile to you:

  • the broker’s name, address, telephone numbers, etc.;
  • an initial report as to the occupancy status of the property;
  • an impression of the property’s condition (exterior at a minimum);
  • a value range for the neighborhood (where possible); and most importantly
  • confirmation that all initial marketing efforts have been initiated.

 This is a complementary service provided by AMERICA… on the move!

 

Full REO Management Program   

  • Initial set-up of the file in accordance with your specific requirements;
  • Coordinate/order a Broker’s Market Analysis on the property and require a written report from the broker and appraiser within 7-10 days of the initiation or upon the property becoming vacant (whichever occurs first).  The opinion will include color photographs for the property file;
  • Re-key and secure the property according to your institution’s guidelines.  These measures will be accomplished immediately upon authorization with AMERICA ...on the move!;
  • Order a thorough property cleaning (per a pre-listing agreement) and arrange for all yard and pool maintenance (in accordance with your institutional policy);
  • Transfer the utilities into the assigned broker’s name, and ensure all bills are processed in a timely manner;
  • Invoice your organization on a monthly basis for utilities and maintenance (optional);
  • Obtain bids for repairs or improvements and coordinate the work when authorized;
  • Ensure that all properties are listed correctly (for maximum exposure) in the Multiple Listing Service (“MLS”) in the appropriate community;
  • Supervise the listing broker to guarantee the property is held open for a MLS tour and office tour, including the dissemination of information on the property to all area brokers;
  • Coordinate security checks on the property (at least weekly);
  • Develop a marketing strategy, highlighting the property assets, amenities and sellable features;
  • Provide monthly written reports on the property, which can be custom designed to meet your specific needs and reporting format;
  • Communicate all changes and new sales to you immediately with updates on a regular basis;
  • Monitor the program on a daily basis to ensure your contact receives the maximum opportunity for inventory property sales in a timely manner;
  • Negotiate all offers with you verbally, followed by facsimile transmission of appropriate documentation to your office once you have accepted the offer (e-mail is also available);
  • Keep you posted on the buyer’s loan application process, any required inspections and any repairs, and finally, the closing preparation; and
  • Coordinate all required documents with the closing media.
